1. How can I see my Rental Income Statement?

The owner will receive the rental statement with the calculations & details from the CentrixKLCC Serviced Suites Management on a monthly basis.

2. Can the owner terminate the services after signed up?

The service contract is 3 years, with a minimum lock-in period of 1 year. After the first year, owners may terminate the contract by providing a 3-month advance notice.

3. Is owner entitled to free stay at their own property?

Yes, owners are entitled to 7 nights of free stay per year, subject to availability and applicable cleaning fees. Beyond the 7 nights, owners can still enjoy a special discounted rate.

4. What is the Management Service Fees?

The service fees are 10% for yearly rent, 20% for monthly rent & 25% for daily rent of the total receivable rental income.

5. What other cost does the owner need to pay?

Owners are responsible for paying building maintenance fees, sinking fund, assessment fees, quit rent, insurance, and upkeep costs.

6. What is the difference between Airbnb Management & CentrixKLCC Serviced Suites?

Airbnb management focuses on managing short-term rentals listed on platforms like Airbnb, catering primarily to tourists and casual travelers without full housekeeping or concierge services. In contrast, CentrixKLCC Serviced Suites management operates like a hotel-resort, providing standardized services such as housekeeping, concierge, F&B and amenities, targeting both short- and long-term guests, including tourists & business travelers, with a more structured and consistent guest experience.

7. Can I decide or join later upon completion?

Yes, but it is on a first-come, first-served basis, as the management may stop accepting new properties once the capacity is reached. Additionally, renovation costs will be higher compared to bulk ordering.

8. Can I engage my own designer/contractor?

No, as we are managing and running the property as hotel-resort concept as a whole, there is the standardization on the design.

9. What is the target rate per night?

We use a dynamic pricing tool that analyzes market competitors' rates and adjusts pricing based on various factors, including occupancy, seasonality, weekdays versus weekends, and other market conditions. The pricing guideline refers to the average rate of 4-star hotels in the region, this ensures we maintain a competitive advantage while optimizing rental income.

10. How much of rental income can I get?

For instance, with an average daily rate of RM250 and an occupancy rate of 60%:

Gross Monthly Rental: RM4,500

Less Expenses (25%): RM1,125

Net Rental Income (75%): RM2,531

For average daily rate of RM280 and an occupancy rate of 70%:

Gross Monthly Rental: RM5,880

Less Expenses (25%): RM1,470

Net Rental Income (75%): RM3,308

11. How do I know when my property will be rented out?

owner will receive a monthly rental statement which includes rental details

12. When will the owner receive their rental income?

The net rental income will be payable to the owner within 30 days of each following month.

13. How is the rental income distributed to the individual owner?

The calculation formula is based on nett purchase price divided by total nett purchase price of the properties participating in the pool sharing scheme X total monthly nett rental collected.

Example:

Total units Nett Price in the pool: RM80million (a)

Total Monthly Nett Rental: RM450k (b)

Unit Nett Purchased Price: RM770k (c)

Therefore, individual unit Nett Rental Income = RM4,331 (c/a X b)

14. Who is responsible for the damages?

Tenants will be responsible for damages inflicted by them. And a security deposit will be collected by us for every tenant before the move-in.

15. What is the renovation cost?

16. What is the design concept?

The interior design concept will be updated soon.

17. How do I join this management Services?

Steps to Join the Management Services:

To proceed with the management services, purchasers are required to sign the e-Management Agreement via the email or link provided, and prepare the following documents and information for upload:

1. Sales & Purchase Agreement (Minimum: Cover page, Pages 1–2, Signing Page, and Layout Plan)

2. Copy of Identification (IC)(Or Company SSM if the purchase is made under a company)

3. Developer Rebate Letter (if any)

4. Payment Slip for the 10% Renovation Package

5. Payment Slip for the Administration Fee (RM1,000)


Once we receive your e-signed management agreement along with the required documents and payment slips (please indicate your full name), our Serviced Suites team will verify all submissions and send the signed agreement to you via email.

Please note: Payments made are non-refundable.

18. Who is the management operator?

CentrixKLCC Serviced Suites is managed by a team of professionals with over 10 years of experience in star rated hotel management. Each team member is carefully selected and professionally trained to ensure the highest level of hospitality services for CentrixKLCC Serviced Suites.

19. Is there any guaranteed rental or assurance of rental income?

While there is no guaranteed rental scheme, CentrixKLCC Serviced Suites employs strategies to optimize rental income:

1. Efficient Operations: We utilize technology to minimize operating costs.

2. Collaborative Approach: We partner with alliance operators in Malacca to foster a win-win environment rather than competition.

3. Diverse Market Targeting: By tapping into different markets, such as corporate events and long-term stays, we aim to boost occupancy during weekdays and low seasons.
